  1. 2017 Annual Meeting

    Event Starts: December 12, 2017


    The 2017 Annual Meeting of WatersBend Homeowners’ Association, Inc. will be held at 6:00 p.m. on Tuesday, December 12, 2017 at the WatersBend Community Clubhouse, 10014 Fox Hill Drive, Fort Worth, TX 76131.

    The agenda for the meeting will consist of the following items and the transaction of such other business as may properly come before the meeting:

      1. Association Reports: Developer & Management.
      2. Financial/Budget and Advisory Committee

    Representatives from the Board of Directors and SBB Management Company will be present to discuss all aspects of the Association.

    If you will be unable to attend the Annual Meeting, please complete, sign and date the attached proxy and return it by one of the following options no later than December 11, 2017:

    A proxy is written authorization for another to act on your behalf. It is used to establish a quorum (the number of members necessary to conduct an official meeting.) It also gives the individual to whom it is assigned the authority to vote on your behalf in your absence.

    You are encouraged to attend the meeting and meet your neighbors and learn more about your Association.

  • Rules for Pet Owners

    The WatersBend Homeowners Association strives to maintain the community to the highest standards of safety and aesthetics and solicits your help in doing so. Recently, we have received several complaints about dogs roaming off leash in the WatersBend community. There have been some confrontations that bring concerns about pet and people safety, so we want to remind you of the HOA and City of Fort Worth’s rules regarding pets. First of all, when a dog is being walked, the dog must be on a leash and accompanied by the owner at all times. If the dog is without a leash or not accompanied by the owner, it is considered unrestrained and is in violation of the City of Fort Worth’s restraint ordinance and the HOA’s rules and regulations. The HOA will have Animal Control pick up any animals that appear to be a “stray”.

  • Stormwater Management Program

    When rain hits any hard surface, such as your roof or driveway, it can't soak into the ground so it runs off your property. Uncontrolled runoff can lead to flooding, erosion and pollution problems. It is the city's job to help control this runoff. The city's Stormwater Management program is working to modernize the Fort Worth storm water system and educate the public about the dangers of flash flooding.

  • Cease the Grease

    Published: September 28, 2017

    Just as fat, oil and grease can cause blockages in your arteries, they can do the same to sewer pipes. Garbage disposals and detergents that dissolve grease may just pass the problem down the pipe. Grease comes from meat, salad dressing, butter, margarine, shortening, cooking oils, lard, dairy products, baked goods, foot scraps and many other common delights.

  • Community Update

    Published: September 22, 2017

    • All trash containers shall be screened from view from adjacent lots and streets until the scheduled collection day. Bulk trash may only be put out for pick-up of the scheduled week, not any earlier. The trash must be properly secured or it will not be picked up. • Owners must maintain their lots in a clean & orderly condition. Regular mowing, weed treatment and shrub trimming is necessary. SBB Management Company drives and inspects each lot for compliance twice a month. • Please apply to the Architectural Control Committee prior to making any exterior changes or improvements to your lot. • Without prior written Board approval, the following types of vehicles and vehicular equipment—mobile or otherwise—may not be kept, parked, or stored anywhere on the Property if the vehicle is visible from street or from another lot; mobile homes, motor homes, buses, trailers, boats, aircraft, inoperable vehicles, commercial truck cabs, trucks with tonnage over one ton, vehicles with advertising signage, vehicles which are not customary personal passenger vehicles, and any vehicle which the Board deems to be a nuisance, unsightly, or inappropriate. This restriction includes overnight parking on streets. • Portable basketball goals may be used in the front driveway, but shall be stored out of view when not in use.

  • Volunteers Needed

    Every year these events are put on by homeowner volunteers. Our events are growing in size each year and in order to continue with these festivities, we are looking to add volunteers. Please do your part to help make your community a better place. As little as one - two hours of your time as a volunteer makes a big difference. Architectural Control Requests

Are you thinking about building, installing, or repairing anything on your lot? This can include patio covers, decks, sheds, and landscape borders, or are you considering making changes to your fencing, or house paint colors? Keep in mind, the Homeowners Association requires homeowners to complete an Architectural Control Request form to obtain approval prior to starting your project. Make sure to complete the “ACC” form before starting your project.

Also, the City of Fort Worth may require you to obtain a Residential City permit as well. Residential accessory building permits include items like storage buildings, detached garages, gazebos, patio covers, decks, carports and pool houses. Make sure to contact the city to request your permit before starting your project at 817-392-2222, or visit http://fortworthtexas.gov/planninganddevelopment/permits/residential-accessory-buildings for more information.
